Model Property – What You Need to Know

Model property

Taking into account my previous experience, I have identified a model property on which we will base our further considerations, i.e.:

  • Apartment in a block of flats, in a good location*, three-room apartment, approximately 50 m2, with separate rooms, i.e. not walk-through rooms (i.e. with rooms accessible from the hall).
  • Preferably in a four-story building, on the first floor, with a view of a park or other greenery, away from noise, but at the same time close to the center or on its outskirts.
  • It’s great if the property is in a new building, meaning the building is made of bricks or cinder blocks. It’s unlikely to be a prefab, but it could ultimately be an apartment in a high-rise building. Prefab houses have one major drawback: whatever the neighbors say on the other side of the wall, you can hear everything in your apartment. Often, it’s all sorts of sounds and noises we don’t want to hear.
  • Let’s assume that such an apartment should cost 160,000 PLN for renovation (the market is comparable to the one in Łódź).

If you believe your property should meet other criteria, it’s worth writing them down and defining what could be a model property for you. I suspect most of these characteristics will be similar, with the difference being the size of the chosen space. So, it could be a 30-35 m² apartment with one or two rooms, and proportionally cheaper**.
